Terms of use

Short version: this is information to help you prepare, not legal advice. It is built from public records that can be wrong or out of date. You still need a conveyancer, and nothing here replaces one.

Who we are

Prepared Seller is run by a UK-based individual as a sole trader. It is not a limited company. These terms govern your use of preparedseller.co.uk. You can reach us through the contact form.

Everything on this site is currently free. We are not taking payment, and the pack described on the site is not yet available to buy. If you join the waiting list, you are not entering into a contract to purchase anything.

What this service is

We tell home sellers in England and Wales which certificates, consents and questions their sale is likely to turn on, based on public records for the address they give us and on general knowledge of how property transactions work.

What it is not

  • Not legal advice. We do not advise on your legal position, what a document means for your liability, whether to buy indemnity insurance, or how to answer a specific enquiry.
  • Not conveyancing. We do not act in your transaction, deal with the buyer’s solicitor, draft or approve contracts, complete property forms on your behalf, or handle client money.
  • Not a substitute for a conveyancer. You will still need to instruct one.
  • Not financial or insurance advice.
  • Not a survey or a valuation.

Accuracy, and what we can and cannot know

Our free check reads public records, principally the Energy Performance of Buildings Register and planning data. Those records are compiled by third parties and:

  • may be out of date, sometimes by many years
  • may contain errors, including in the address itself
  • may not exist for your property at all
  • do not record everything about a property — work done without any record will not appear

An empty result is not a clean bill of health. It means we found nothing on record, which is a different thing. We provide our output on the basis that it is a prediction of what may be asked, not a statement of your legal obligations or of the condition of your property.

The waiting list

If you give us your email address, we will use it to tell you once, when the pack becomes available. We will not pass it to anyone else. You can ask us to delete it at any time through the contact form, and you do not need to give a reason. See the privacy notice for the detail.

Any price shown next to the waiting list is what we currently intend to charge. It is not an offer and it is not binding on either of us.

Your responsibilities

  • Give us accurate information about the property.
  • Check anything that matters with your conveyancer before acting on it.
  • Do not rely on this service as your only source of information about your sale.

Availability

We provide the site as it is. We depend on third-party data sources and they are sometimes unavailable. We do not promise the service will be uninterrupted or error-free.

Our liability

We provide this service with reasonable care and skill, as the Consumer Rights Act 2015 requires.

We do not exclude or limit our liability where it would be unlawful to do so.That includes liability for death or personal injury caused by our negligence, and for fraud or fraudulent misrepresentation.

Subject to that: we are not liable for losses that were not reasonably foreseeable at the time you used the site, for business losses, or for the acts and decisions of third parties in your transaction — including your conveyancer, your estate agent, your buyer, or any authority, supplier or contractor.

Because the service is currently provided free of charge, our total liability to you arising from your use of it is limited to £150. If we later start charging, we will revisit this and tell you before you buy anything.

Nothing in this section affects your statutory rights as a consumer.

Intellectual property

The content of this site is ours. You may use it for your own property sale. You may not republish it commercially without permission.

Law

These terms are governed by the law of England and Wales, and the courts of England and Wales have jurisdiction. If you live in Scotland or Northern Ireland you may bring proceedings in your own jurisdiction.

Changes

We may update these terms. Last updated 14 September 2026.
